This is what’s fascinating.
Rates fell sharply today while stock prices shot higher, and gold prices tanked – something we rarely see all at once.
The reasons are many, including the market’s overall confidence in the incoming Treasury Secretary – Scott Bessent.
It is also interesting to see rates fall once again – when so many analysts are screaming that inflation will soon return with a vengeance.
JVM Has Become the Bridge Loan “Buy-Before-You-Sell” Lender
JVM has become the go-to lender for bridge loans, earning us a ton of business that we would not have otherwise cultivated.
This surprised me because I used to be “anti-bridge loan” because I thought they were too cumbersome and/or expensive. But my team convinced me otherwise and they have since cultivated numerous options.
One of our best options just returned to the market too after a several-month hiatus.
95% LTV Financing for a New Property Before Current Property Is Sold – With No Income Verification
This bridge loan allows buyers to get 95% loan-to-value financing for a new home before they sell their old home.
They don’t need to verify any income either.
All they have to do is (1) prove that their current home has sufficient equity and that it will sell for sure – either with a pending contract or with our “EasyPath” guaranteed back up offer; or (2) prove that they qualify for a rate and term refinance after they purchase.
First-time buyers can also use this tool to buy “all-cash” in highly competitive markets and then refinance into long-term financing afterwards.
Again – buyers can buy a new home before they sell their old home with only 5% down – and without verifying any income at all.
There is no cash pulled from the departing residence, and no lien recorded against the departing residence.
This loan “got way better” because the fees are now lower, and the underwriting has been made simpler.
Bridge loans or buy-before-you-sell financing can be very confusing due to the number of options available and the complexity of the offerings.
If any readers have any questions at all or want flyers explaining how these bridge options work, please do not hesitate to reach out.
We’ll walk you through them.
