Using Rent on Investment Property to Qualify

We have lenders that will allow buyers of investment properties to use the rent on the house they are buying for qualifying. These buyers do not need to prove “landlord experience” via tax returns.

Such buyers do, however, have to produce (prior to close) proof that a renter is lined up with: (1) a copy of the lease; (2) a copy of the deposit check from the renter; and (3) proof that the deposit check was deposited in the buyer’s account.
