The Oakland housing market at a glance

Oakland’s median sale price landed around $899,000 over the three months ending June 2026, up roughly 5.7% year over year. Homes are going pending after about 20 days on the market and are often drawing in multiple offers. The spread across neighborhoods is wide. Rockridge’s median ran near $2 million over that same period while Fruitvale sat around $640,000, so a citywide median tells you very little about what you’ll pay in a specific neighborhood.
