60% LTV Financing, Based on Cash Flow of Property; Not Hard Money

We offer financing on investment properties up to 60% LTV that is NOT based on income. It is based on the cash flow of the property and debt service coverage.

Hence, buyers and owners with limited or no income on their tax returns can qualify for this financing. It is not hard money. The rates are in the “sixes” and the fees are commensurate with typical residential financing; the fees are far lower than those associated with private or hard money.

This is an excellent way for “cash buyers” (with limited “documentable” income) to leverage themselves and buy more properties. This financing is available for purchases or cash-out refinances.
