We discussed one of our Realtor’s uncanny ability to garner leads last week. What we did not discuss is the ability to “track” all those leads. This is probably one of the most under-appreciated necessities in the real estate and mortgage business.
Every lead must be tracked 100% of the time with: (1) Date; (2) Name; (3) Contact Info; (4) Referral Source; (5) Contacts/Follow Ups or “Touches;” and (6) Disposition or Status.
High quality software is necessary for this task. Many people mistakenly believe they can do this manually, with pen, paper and notes. Most people cannot.
Without very diligent lead tracking, lead conversion ratios are vastly lower. A huge number of potential sales are simply left on the table.
