Education & Military Substitute for “Job History”

Many borrowers believe they need a two-year job history to qualify for mortgage financing. That is not the case if a borrower can prove he was getting a formal education prior to obtaining employment or that he was in the military.
We have had borrowers obtain financing within 60 days of graduating from college. We only needed to provide college transcripts, an offer letter from the employer, and 30 days worth of pay-stubs.
The education often does not have to be directly related to the type of employment. Some of JVM’s employees, for example, have liberal arts educations that are not related to the mortgage industry but were usable for “job history” purposes when they obtained mortgage financing.
