The below is a quote from a top Realtor whose borrower did NOT use JVM (b/c we told him the truth and not what he wanted to hear).
“What a nightmare… The guy [the other lender] took over two weeks just to get the appraisal ordered. I think he was new and didn’t know what he was doing. He got fired and the file got handed over to another person who knew what he was doing, but it took 3 weeks longer than it should have. There was also a concern all along about even getting the borrower qualified. The borrower’s mom ended up giving gift funds, the wife was taken off the loan, but then the lender could not get a verification of employment from the borrower’s employer… If the borrower had gone with JVM we would have known all of that up front and have closed 3 weeks sooner. What a nightmare. This is why I use JVM – you make me look good.”
We had another major Realtor tell us yesterday too that he loves us over credit unions and banks b/c our “response times are so much faster…” (minutes instead of days).
Experience and reputation matter in today’s hyper-complex lending environment. Rate shopping borrowers often do not understand this.
