All of our veteran Realtor partners very much understand that they are on the same team as their lenders, with the same end goals: serving the buyer and closing the transaction. Our veteran Realtors do a beautiful job supporting us, and we likewise go out of our way to support them.

We bring this up b/c newer Realtors, in their zeal to be an advocate for their clients, sometimes can be an impediment to the teamwork necessary to close a transaction. This often arises b/c newer Realtors do not fully understand the excessively rigorous requirements imposed on lenders nowadays. When these requirements frustrate buyers, as they often do, new Realtors sometimes come after us in an effort to “fight for” their clients.

This has the result of driving a wedge between us and the buyers, slowing down the transaction. The biggest source of frustration and confusion has to do with follow up conditions. Buyers often believe they have provided everything or they ask why we didn’t “ask for everything up front.” But existing documents often spark requests for additional documents.

If you are a veteran who is training or mentoring new Realtors, please remind them that: (1) we are on the same team; and (2) the mortgage business is very complex.
