A DSCR over “1.0” is optimal and it will allow investors to secure better financing terms.  A DSCR below 1.0%, however, does not prevent investors from securing financing; lower DSCRs only require larger down payments and/or higher rates and fees.

DSCR Loan Criteria for Michigan

To qualify for a DSCR loan, there are several key requirements to consider:

  • Income-Generating Property: The property you plan to finance should generate income, such as through rentals or commercial activities. However, with a 25% down payment, almost anyone with an adequate credit score can get a DSCR mortgage – even if the property does NOT cash flow with rent.
  • DSCR Ratio: Properties do not need to cash flow or have a positive DSCR ratio of greater than “1.0”. But if a property DOES cash flow, the buyer will get a lower rate and be allowed to make a smaller down payment (or refinance with less equity).
  • Good Credit History:  DSCR lenders tend to be very flexible when it comes to credit scores. Borrowers should, however, be aware that lower scores will often require larger down payments and/or higher interest rates.
  • Down Payment: While the exact amount may vary, most lenders typically require a down payment of at least 20% of the property’s purchase price. But once again, down payment requirements will vary, depending on DSCRs and credit scores.

Note: DSCR have many nuances and numerous options. So, if your considering a DSCR loan, it’s advisable to consult with a true DSCR expert who can help you assess all of your qualifying criteria and review all of your options.

Is A DSCR Loan Right For Me?
