Here are a few quick but very important reminders.
14 DAY CLOSES: CONFORMING & FHA ONLY
We can and do close transactions in 14 calendar (not business) days all the time now.
But, we can only do so for conforming (Fannie/Freddie) and FHA transactions.
I should add, however, that there are still instances where we hold to 21 days even for conforming or FHA financing.
These transactions typically involve particulars such as complex business ownership interests, numerous owned properties, and/or unique income situations, e.g. non-W2.
We need 21 days still to close jumbo transactions b/c of the extra documentation, appraisal reviews, and underwriter-scrutiny they require.
VA FINANCING NOT JUST FOR FIRST-TIME HOMEBUYERS
VA financing remains more competitive than ever b/c there is no mortgage insurance and the interest rates are very low (much lower than comparable jumbo or conforming rates).
B/c of this, we like to remind everyone that VA financing is not just for first-time veteran buyers in need of 0% down options.
VA financing is often the best option for any veteran, even if they have purchased a home previously, if they have a large down payment, and/or if their loan exceeds conforming loan limits.
One of our senior managers is married to a doctor in the military, and she is amazed by the number of veterans she meets who are unaware of this.
Hence, it is worth asking clients if they are veterans and then advising them to consider VA financing if the answer is yes.
