2nd Home Market = Opportunity

A “2nd Home” or “Vacation Home” is a property that is more than 50 miles from a buyer’s primary residence and is also located in a “typical vacation area.” In other words, a homeowner living in Walnut Creek cannot buy an investment property in Union City and call it a “2nd Home” in order to take advantage of better financing options (as many of our borrowers have attempted to do).

Many of the traditional 2nd Home Markets have not bounced back from the housing crash like so many Bay Area markets have. As a result, there are many great 2nd home opportunities.

From a lending perspective, almost all conventional financing opportunities that are available for owner occupied buyers are available for 2nd home buyers, including the very low rates. This is the real opportunity. Buyers can finance a home in Lake Tahoe with an interest rate in the low 4% range.
